Buyers want to partner with a real estate agent

Today’s market is still characterized by a shortage of offers and a high demand. In a situation where there are fewer offers on the market than there are buyers, most buyers have decided to involve a real estate agent as their partner.

What characterizes today’s client?

Broadly speaking, I would divide buying clients into two groups:

  • as the first group, I would consider those who want to buy a home for themselves (hereinafter: home seeker) and
  • as another group, those who buy real estate for the purpose of earning rental income (hereinafter: investor).

The profile of both groups is diverse, the goal, on the other hand, is again different. Both prefer to save their already invaluable time because they can’t keep up with the offers on the portals. Among home seekers, many choose a real estate agent as their partner, because it is, for example, the first real estate purchase, this whole process raises many questions and doubts. Among home seekers, the topic of home exchange is also relevant, where they want to realize the current home and find a new home and acquire it at the same time, that is, as “painlessly” as possible for the client. Since good offers disappear fast in today’s market, it is not rare to miss out on the desired object, be it once or sometimes several times – this is also one of the reasons why buying clients have decided to involve a real estate agent as their partner.

Benefits and values of Involving a realtor

First of all, I would immediately bring out a sense of security, where the whole transaction is correct in the legal sense, where all agreements between the parties are concluded in writing, and the peculiarities and shortcomings of the object are also fixed in writing. All this is done to protect the parties in the contract. It is necessary to nip it in the bud, so to speak, the possibility of possible misunderstandings and claims. The realtor is also helpful to the buying client in price negotiations, because they can see the object neutrally and point out well-argued facts, both pros and cons. The realtor is also a great helper for the client because they often receive real estate offers that are not yet publicly offered. The realtor knows which documents need to be asked/shown to the buyer, checks the registers and is aware of which institution/online environment, which documents can be found.

The realtor also plays an important role in this process with their contact network. This means that they have good cooperation partners among notaries and real estate appraisers and cooperates with banks on a daily basis. They direct clients to the bank, help organize the times of the transaction and, if necessary, help with the contacts of real estate appraisers. A realtor can explain the market situation to clients and, based on this, provide information on whether it is a good investment, what the demand and supply situation is, what the real market price of the object is, and what the future forecasts might be. The realtor is also familiar with the existing detailed plans, for example, whether there are plans to build buildings on the adjacent property that could obscure the views from the windows.

If a person wants to buy a property with the intention of renting it out, a realtor can help and advise in this area. The realtor is familiar with what the tenants value and which areas they prefer, what the furnishings should be, and the realtor also checks the tenants’ background. When finding a suitable tenant, they help draw up a lease that complies with the current legislation and knows how and when to terminate leases and when or where which documents need to be signed.

Especially memorable is the joy when you see the “spark” in your client’s eyes, which is caused by becoming the happy owner of a new home… it’s a special feeling!
